Affordable Housing News in NJ - Developers Renovate Eyesore into Sanctuary for Abused Women

What was once a damaged, vacant eyesore in Newark's North Ward, is now a sanctuary for homeless and abused women. Harmony Square Apartments, a four-story, 16-unit affordable housing development, caters to women and single mothers who have escaped abusive relationships and are searching for a place to call home.

This special housing project is the brainchild of Maria Yglesias and Maria Del Mar Lopez. The two owners of M&M Development invested in a damaged and ugly Broad Street building with the hopes of rehabilitating it and using it to help other women secure safe, affordable housing. Last month at the ribbon-cutting ceremony, their hopes were celebrated as newly-made realities.

With 10 of the 16 units set aside specifically for single mothers or homeless, abused women, Harmony Square Apartments offers a safe and secure place to call home - something many of us often take for granted.

Home Buying Tips: Know Thy Neighborhood

So you've decided to buy a home? Great! You've gotten preapproved and hired a real estate agent? Even better. Now it's time for one of the most enjoyable parts of real estate: finding your dream home. I'm sure you already have an idea of what you want in a home. You have a select price range, square footage, and other general ideas, but you'll need to consider some other factors in order to find that perfect home.

In addition to the price range you are looking at, you should be aware of the additional expenses that many neighborhoods may impose on you. Property taxes, just one example of these hidden costs, are especially perilous because of their tendency to rise over time. On the other hand, if you're property value and taxes decrease, many public services (parks, police, etc.) may begin to disappear. Some upscale areas may also have stringent homeowner's associations that will include fees and certain requirements that you may not be able to meet.

Along that same line of thinking, you need to consider foreclosures and how they will affect your property, amenities, and taxes. It's true enough that you stand to make a lot of money by purchasing a foreclosure once the market begins to recover. But what happens if the market doesn't recover in your area and property values continue to decline? Chances are you could end up in a home with a diminished resale value, surrounded by other foreclosed homes in a neighborhood lacking in safety and public services. That's not to say buying a foreclosure is a bad option, but it does require a bit more homework than the average real estate transaction.

Making plans for the future is another important aspect of selecting your home. Similar in a way to buying a foreclosure, you need to do some homework on the future plans that construction companies and developers have for your neighborhood. The best way to do this is to check with the local planning office. Here you can find a wealth of information that is crucial to picking the right neighborhood, such as future road expansions or buildings planned for that area. After all, you wouldn't want to buy a property in a small, sleepy town, only to find that developers are planning to build a mega-mall in your backyard. Whatever your tastes are in a neighborhood and culture, you'll want to do some investigating to be sure that the environment will be sticking around in the years to come.
